Job Description

Oversee the acquisition, forward planning and initial planning of all new for sale and apartment projects for Our Client in accordance with their Business Plan/acquisition parameters.

Essential Duties And Responsibilities Include But Are Not Limited To

  • Direct responsibility for locating acquisition properties.
  • Direct responsibility for property negotiations.
  • Direct responsibility for the preliminary project product, sales prices/rental rates, and project proforma for all potential acquisition properties.
  • Direct responsibility for preparation of Letter of Intent Offers to Purchase (subject to approval of Vice President).
  • Direct oversight and accountability of the acquisition of assigned projects (subject to approval of Vice President).
  • Oversee the budgeting of the land acquisition costs and site improvements of new projects.
  • Cooperate with the Project Manager assigned during acquisition and coordinate due diligence with other departments, as needed.
  • Oversee drafting of the legal documentation for purchase and sale agreements (subject to approval of Vice President).
  • Oversee escrow and title during acquisition (subject to approval of Vice President).
  • Assist and provide information as required to meet all project financing needs.
  • Assist in providing information to parent company for capital requests (subject to approval of Vice President).
  • Coordinate all departments for product specification, product design, product pricing, project budgeting and project financing.
  • Cooperate with the Project Manager for oversight for all project due diligence meetings.
  • Approval of all time sheets/contracts of 3rd party personnel managed for due diligence
    investigation.
  • Other duties as assigned.
